What East County Stucco Needs That Other Areas Do Not
Stucco is the dominant exterior substrate in El Cajon. Three things wear it out faster here than in coastal San Diego:
- Thermal cycling. Inland temperature swings from a 50-degree dawn to a 95-degree afternoon are not unusual in summer. Stucco expands and contracts with that delta, and hairline cracks open up. If your last paint job was a standard flat acrylic, those cracks are now showing through the paint film.
- Mineral spray-back from low-water landscapes. A lot of east-county yards have switched to decomposed granite, rock mulch, and drip-irrigated drought plants. Those landscapes throw a fine mineral dust onto the lower three feet of every exterior wall. That dust eats into uncoated stucco over time.
- Santa Ana wind events. Once or twice a year we get a dry, hot east wind that desiccates anything painted on south- or east-facing walls. Sun-side chalking shows up here three to five years sooner than on coastal homes.
The fix is not exotic. It is correct preparation and the right product. We patch hairline cracks before they widen, we re-texture the patches so they match, we prime with a high-grip masonry primer, and we topcoat with a 100% acrylic or, when the substrate calls for it, an elastomeric coating rated for masonry. Every job comes with a written warranty so you have something to point to in five years if the wall does not perform.
What to Ask Any El Cajon Painting Contractor Before You Sign

- What is your CSLB license number? California requires a contractor license for any painting job over $500. Ours is 803527, class C-33. You can look any contractor up at cslb.ca.gov. If they cannot give you the number, do not let them on the property.
- Are you carrying general liability and workers compensation? If a crew member is hurt on your property and the contractor does not carry workers comp, you can be held financially responsible. Ask for a current certificate of insurance naming you as the certificate holder.
- Will the scope of work, surface preparation, and warranty be in writing? Anything verbal disappears the day the truck leaves. We put scope, prep, products used, and warranty terms on every contract. If a contractor will not write it down, they have a reason.
- Will the same crew be on my house from start to finish? Subcontracted day labor is common in the painting trade. It is not how we run. The crew that started your project finishes it.
- Who do I call if a problem shows up next year? A local shop has a real phone number that a real human answers. A national franchise that subcontracts to a rotating set of crews often does not.
What We Will Not Do
Being clear about what we do not do is part of being a good contractor. Tony's Painting CA holds a C-33 painting license. We do not do parking-lot or athletic line striping (that is a C-32 license), we do not do lead or asbestos abatement (those require separate certifications), we do not do general contracting, and we do not provide cost estimates over the phone without seeing the work.
